Urbanization and land prices in suburban areas in Mekong Delta

Abstract

Urbanization is an objective and nature trend during the process of industrialization and modernization in Mekong Delta, and it leaves an impact on its suburban areas.

Therefore identifyng the factors that leave impact on the land prices in the urbanized areas is essential in order to work out an appropriate policy related to compensation for the site clearance for farmers and for investor.

Availing himseft  of the model of an "attractive force" and the figures from the survey, the article is focused the following contents:

1. Background.

2. The status of urbanization and the land use in the suburban areas.

3. Theoretica basis and the impact of the urbanization on the land prices in the suburbans areas.

4. Enpirical model and regression results.

5. Conclusion and suggestions.
