Identifying technical and technological factors influencing the adoption of BIM in the pre-investment phase of construction projects

Abstract

The application of Building Information Modeling (BIM) in the pre-investment phase of construction projects is increasingly becoming a critical trend, aimed at enhancing project management efficiency, improving information transparency, and optimizing interdisciplinary collaboration. This paper focuses on identifying technical and technological factors influencing the adoption of BIM during the early stages of construction projects. Based on a synthesis of theoretical foundations and an empirical survey of 125 construction experts in Vietnam, the study employed reliability testing, exploratory factor analysis (EFA), and linear regression to evaluate the impact levels of various factor groups. The results identified five main groups: (i) Technical and technological infrastructure; (ii) BIM software and integration capability; (iii) Data management systems and collaborative environment; (iv) Technical standards and BIM implementation procedures; and (v) Technical capacity and human resources. Among these, technological infrastructure was found to exert the strongest influence on BIM adoption in the project preparation stage.
