Solutions for subject determination and rights of subjects in operation, updating of land price database
Abstract
Land price information is concerned by many different aspects, however, providing this information is still very limited. Therefore, it is necessary to apply information technology in the management and provision of land price information. Identifying participants using land price data is the first step to apply technology to the land price database. Through the research, the author identifies the objects that affect the land price database, including 3 groups of aspects: managers, independent valuation agencies, people and responsibilities of each specific object group. Then use land pricing and information technology methods to manage, decentralize authority, and limit functionality using appropriate data systems. Based on the responsibility of each aspect to decentralize, account level has been decentralized to the aspect. Clearly defining the objects and their responsibilities is the first step in managing the land price database after it is built and ensuring the safety of that data.
