13. Study on factors affecting the urban land price for state management of land in Bac Ninh city, Bac Ninh province
Abstract
Bac Ninh city is the socio-economic center of Bac Ninh province, a satellite city of Hanoi capital. The city has high speed of urbanization in comparison with many other provinces in the region. In recent years, the city's residential land prices have significantly fluctuated as a result of the urban development. Studying factors affecting the city’s land price is important for land valuation and management. The results showed that land price on the real market is several times higher than that of the State decision due to many factors. Investigating some elements affecting the city’s land prices in 2020 - 2021 is important for land management and transparency of the real estate market. Four factor groups affecting the city’s land prices in 2020 - 2021 are land location, infrastructure, legal status of the land parcel and others (e.g. zoning, frontage area of land plot, the level of income and consumption of local people, land direction) was investigated. The results found that land location was the main factor affecting the land price (with the influence level of 100%). The level of income and consumption of local people was the lowest impact factor (63.3%). The results also showed that the land price was often impacted by a number of factors, not only one factor individualy. The price of land was directly proportional to the infrastructure and socio-economic conditions at the study area.
