Estimating properties’s economic value in some provinces of the Red River Delta

Abstract

     According to "Tam nong" Policy aimed to agricultural and rural development and life qulity's improvement for the farmers, economic models must reflect differentials between agricultural area and remainder of the economy which lead to economic disparity between them. This article has addressed differentials in economic values between land-use for agricultural production and land-use for commercial areas, mainly for residential housing in the urban area such as Hanoi. Method used for calculation is one based on Theory of Rents, wich is one of two popular methods to determine the values of various properties. The results may be considered first approximation of property value models, however, ít is the first step for developing more completed methods such as Hedonic Property Value Model.
