Risk Analysis of Investment Efficiency in the Warehouse Leasing Projects

Abstract

Analyzing the Investment Risk of the 'Warehouse for Rent' Project by Real Estate Investment Enterprises aims to evaluate the risk factors affecting investment effectiveness within the context of the rapid development of the logistics industry, particularly in Vietnam. With the increasing demand for storage due to the development of industrial zones, companies aim to seize this opportunity by implementing warehouse rental projects. This study will analyze potential risks from various perspectives: market risks such as declining rental prices and tenants; legal and policy risks like changes in current policies and laws; technical risks including design modifications and fluctuations in related costs; economic risks concerning growth potential in the industry and changes in interest rates; and financial risks regarding operational efficiency post-project completion. The research will utilize survey data from experts across various departments within the enterprise, including individuals with extensive experience in construction and industrial real estate investment. The results will help identify and categorize risk factors while proposing effective risk management solutions to optimize costs and enhance the sustainability of the enterprise's business operations. Conducting this research is not only theoretically significant but also provides practical value for other companies in the logistics sector, assisting them in making more accurate investment decisions.
