Developing AHP model for general contractor selection for design and build procurement in Vietnam
Abstract
General constructor's selection for construction investment projects has been a popular activity in the field for a long time. Nowadays, General constructor's selection is often happening in the form of choosing the lowest bid, but this fact brings along the risk of contractors not having the qualified capacity to lead plan of the project. For example, the project progress could be slowed down or the quality is not guaranteed, affect directly the investor's business. Therefore, this paper shows a General contractors selection model by using AHP method to assist investors in making appropriate decisions. The criteria for selecting General contractors of the AHP model is based on the "40 criteria affecting the selection general contractor selection for a design and build procurement in Vietnam " survey result.
The result is statistically synthesized and analyzed, which shows that there are 7 groups of criteria affecting the selection of contractors, including: Group of human resources and construction equipment, group of technical competency, group of schedule capacity and construction environment, group of construction method competency, group of relationship with construction partners and construction safety quality management, group of relationships with local government and construction prices, group of relationships with investors and warranty.
And the results from this model would help investors have the best choice to meet the demand for progress to be on schedule, project quality, cost of the project, as well as ensuring business activities are not disturbed and affected.
