Factors affecting "re-work" in the design stage of construction projects

The term "re-work" appears in all constructions, this is the factor that negatively impacts the success of project. When the project is "re-work", it will affect the quality, cost and schedule of the project, … In the project phases, the design phase has frequent mistakes being the cause leading to "re-work". However, stakeholders such as owners, design consultants seem to accept and consider "re-work" as one of the steps in project design process. To improve the quality of the project, the stakeholders need to pay attention to this issue. The article surveys the causes leading to the "re-work" in the design phase project in Ho Chi Minh City and other provinces in the region Mekong Delta. Data collected through the survey with objects being construction engineers involved in the project design and owners. The collected results have 118 samples and performed descriptive statistical analysis to find out the factors with the highest ranking, and 5 main groups of causes affecting the "re-work" in design stage: (1) Group of causes from the Owner, (2) Group of causes from design teams, (3) group of causes from manager designers, (4) Group of causes from design subcontractors and (5 ) group of causes from
objective - external factors. In which, the group of reasons from the owners is ranked the highest. The research results can help stakeholders such as owners, design consultants have a clearer view of their own tasks and responsibilities and as well as being able to know and predict main reasons leading to “re-work” in the design phase of the project that they are preparing to participate. Since then, stakeholders can be adjusted as well as minimize the occurrence of the cause leading
the "re-work" in the design stage to enhance the quality of projects design and all of project.
