This article analyzes land use rights auctions in several localities through typical cases to clarify achievements, existing limitations, and underlying causes arising in implementation practice. Based on a synthesis of current legal regulations, statistical data, and local-level implementation experience, the study identifies prominent issues, including the determination of starting prices, bidders’ financial capacity, monitoring mechanisms throughout the auction process, and post-auction handling after winning bids. On that basis, the article draws practical lessons on strengthening transparency, ensuring fair competition, enhancing the accountability of organizing authorities, and improving coordination between land law and legislation on property auctions. The findings contribute to proposing directions for improving policies and procedures for land use rights auctions in the coming period.
