Analysis of factors affecting the selling price of apartments in Bac Ninh province

Abstract

This study was conducted to determine the factors affecting the selling price of apartments in Bac Ninh province in in the period from 2016 to 2020. From the result of the direct survey on 344 residents living in apartments in Bacninh province in November 2021, based on the method of multivariate regression analysis, the research has analyzed 6 factors affecting the selling price of apartments in Bac Ninh including: Location, Building characteristics, Service quality, Finance, Investor capacity and Market situation. The results show that all 6 factors have statistical significances and affect the selling price of apartments in Bac Ninh province, in which 5 factors have a positive impacts and 1 factor “Financial” has a negative impact to the selling price. The research results contribute an empirical study in analyzing the factors affecting the selling price of apartments, and also as a reference to maximize investment returns and increase benefits for individuals related to transactions in the apartment segment.
