Land-use management in land polices and planning to improve the quality of people live in urban area
Abstract
Housing is an important function in urban, always occupying a large proportion of land, mainly low-rise individual houses. According to statistics from 2010-2020, individual houses account for more than 90% [4] of newly developed housing area. Large cities in Vietnam such as Hanoi, Ho Chi Minh City, Da Nang, although having a diverse housing market, however, the proportion of low-rise houses is still the main one. The urbanization process is strongly affected by land policies to control the morphology and structure of urban, especially the policy of 'Minimum land area for subdivision' according to the size and scale of the land plot. These policies are currently being adjusted according to the 2024 Land Law, becoming important tools in governing the regulations on construction volume control such as density, height, floor area ratio prescribed by planning, construction planning standards of the Construction Law and Urban Planning Law system. This article shares some viewpoints and analyzes the impact and relationship in adjusting land policies and planning on the Minimum Area for land subdivision for urban residential land.
